Investment Criteria

We target middle-market sized real estate transactions

MultiFormance targets middle-market real estate transactions in the U.S. Our preferred property types are multifamily and other residential properties. Generally, prospective investments meet the criteria listed in one of the categories below:

Direct Investments

  • Transaction Size: $15m to $75m (greater for portfolios)
  • Property Class: A, B, or C
  • Holding Period: 3 to 10 years
  • Structure: All cash or cash to new loan
  • Geography: U.S. West, Southwest, and Southeast regions

Joint Ventures

  • Transaction Size: $3m to $10m (equity)
  • Property Class: A or B
  • Holding Period: 2 to 5 years
  • Structure: Joint-venture equity
  • Sponsorship: Experienced, local operating and development partners
  • Geography: U.S. West, Southwest, and Southeast regions
